Energy loss = money loss
Even the most minor of energy losses can add up over time, resulting in costly bills and unnecessary spending. A significant amount of energy loss in commercial buildings is temperature related. Cold and hot air leaks are an obvious issue, but it’s important to recognize the other aspects of your building that are causing avoidable energy losses.
Building Envelope
The building envelope is the physical separator between the conditioned and unconditioned environment of a building including the resistance to air, water, heat, light, and noise transfer. The best time to scan your building envelope is during the heating or cooling season when there is a significant difference in temperature. Areas of the building need to be inspected and checked for leaks and other potential issues. These areas include the roof, outside/inside walls, construction joints, pipes, conduits, chimneys, door frames, and window frames.
Boilers
The boiler needs to be properly maintained to ensure that it’s operated efficiently and that energy isn’t escaping. When scanning the boilers, check for refractory and insulation with thermal imaging. Check the fan motors for impeded airflow, electrical unbalance, overheated bearings and failing insulation. Check the pumps for hot bearings, leaking seals and motor faults.
HVAC System
As one of the biggest energy consumers within a facility, it’s important to have the unit checked consistently. Investing in preventative maintenance is one way to ensure that energy isn’t being lost. When scanning the HVAC system, the ductwork and registers need to be checked for any openings or leaks. Fans and blowers need to be secured, and electrical connections need to be replaced if found corroded. The compressors and coils should be regularly inspected as a way to reduce energy costs.
