5 Ways to Maintain Larger Commercial HVAC Systems

Without the proper maintenance, any commercial HVAC system will encounter problems. Eventually, these problems will lead to total system failures or other breakdowns. For instance, there could be no heat in your building on one of the coldest, rainiest days of the year. Change Out the Filters

Many maintenance tasks are too complicated for anyone who isn’t a certified commercial HVAC technician. However, one easy way to help maintain your HVAC system is to change the filters every month. It’s essential that you track the condition of the filters because your building can be full of allergens and other pollutants that can make your occupants feel sick.  

Clean the Coils

Commercial HVAC systems need to have clean coils to run properly. Larger units and systems are no exception. Twice a year, the coils should also be replaced. This will prevent mold growths caused by moisture from getting any worse. Clean coils, whether they are for evaporators or condensers, also allow the system to run more efficiently, which will help your company’s energy efficiency rating and save some money on utility bills.  

Maintain Components

As always, preventative maintenance on all parts of the system is highly recommended. Consult with your preventative maintenance partner about which components need the most work: the fans, belts, bearings, or blades.

Clean the Dampers

Make sure the dampers are kept clean as well. This is another component of the system you can ask your preventative maintenance partner about; dampers help the compressors run even in cold weather, and with fall slowly turning into winter, this is becoming increasingly important.

The importance of the ductwork connected to your commercial HVAC system can’t be overstated. Doing this means that your building will have cleaner and healthier air for everyone to enjoy, and can help reduce the amount of mold and other allergens that are lurking in your building.
