Boiler Safety Tips to Avoid Accidents During Maintenance & Repair

Draining Low-Water Cutoffs

The low-water cutoff needs to be tested on a regular basis. A probe or float is used to determine the elevation of the water inside the boiler. “Condensate-induced water hammer” can occur when draining the low-water cutoff, which happens when steam is surrounded and quickly condenses by cool water. This can be dangerous, which is why many boiler inspectors require the low-water cutoff be disassembled for inspection. Some manufacturers recommend the replacement of the control every five years.

According to the American Society of Mechanical Engineers (ASME) CSD-1 2009 boiler code a “systematic and thorough maintenance program shall be established and performed” and “any defects shall be brought to the attention of the boiler owner and shall be corrected immediately.”

  1. Keep flammable items out of the boiler room.  Despite the increased risk of incident, flammable items, such as lawn mowers, cleaning solvents, gas cans, and more, are often stored inside boiler rooms, which can be problematic.
  2. Ensure combustion air openings are clear. When blocked or restricted, combustion air openings pose an immediate risk.
