Common Roof Maintenance Issues
Storm Damage

Obstructed Drainage
When problems occur within the drainage system, more serious issues can result. As water flows towards the drains, so to do leaves, debris, and other obstructions, which can quickly clog the drain strainer. This is why it is important to inspect not only your roof, but your drainage system regularly.
Abandoned HVAC Equipment
All good things must come to an end (we are full of clichés today). The same holds true for your rooftop HVAC equipment: rooftop package units (RTU). Eventually there comes a time when you will need to replace and upgrade your equipment. When this time comes, it is important to remove the old equipment and close any openings left behind.
New HVAC Equipment
Whether you are completely replacing or retrofitting rooftop HVAC equipment, it is important to hire a qualified roofing contractor to design and install roof flashings, curbs, and mountings to prevent leaks.
Deteriorating Flashing
Flashing is designed to keep water out of otherwise vulnerable areas. Unfortunately, flashing is also one of the most vulnerable components of your roof and needs to be a critical part of the roof inspection.

The best way to prevent vandalism is to restrict roof access and monitor the area (hello, surveillance camera).
Accidental Damage
Several different tradesmen perform work on roofs other than roofers. Sometimes, these workers will inadvertently damage the roof or HVAC equipment.
Regular Inspections and Timely Roof Maintenance
One of the major causes of roof maintenance issues and premature roof replacement is failure to regularly inspect and maintain the roof.
Roof issues will not solve themselves. They will not get better with time. This is why it is so important to have a plan in place to regularly inspect and maintain your roof, HVAC equipment, and contiguous building features. As we have already mentioned, you should inspect your roof AT LEAST twice a year and after any major storm. If any issues are discovered, it is critical that they be dealt with in a timely manner. This will prevent the issue from worsening, costing you more time and money to correct.
Tip: Don’t forget to check your warranty. Many roofs covered under warranty have certain restrictions. Performing unauthorized work or repairs could void your warranty. If your roof is covered under a manufacturer’s warranty, the company should be notified of any issues, and scheduled repairs should be performed only by an approved roofing contractor.
