When it comes to the energy efficiency of older buildings, we at Crockett Facilities Services have heard it all before. One of the biggest misconceptions out there is that older builds are just too old to be energy efficient. Therefore, property managers and building owners avoid preventative maintenance and pay costly repairs and high utilities, justifying these expenses as “the cost of having an old building.” However, this belief could not be farther from the truth.
“We are seeing some existing buildings that are pretty notorious for inefficiencies that are going for [LEED] certification,” said Ashley Katz, spokeswoman for the U.S. Green Building Council (USGBC).
In fact, the square footage of renovated buildings with LEED certifications recently surpassed newly constructed LEED buildings. According to the USGBC, there are now 15 million more square feet of space renovated to LEED than space originally built to LEED standards. Some examples of such renovations include:
1. The University of Connecticut Health Center, a building erected in the 1970’s is scheduled to be renovated and upgraded, achieving a silver level Leadership in Energy & Environmental Design (LEED) certification, possibly moving up to gold.
2. The Empire State Building in New York City, which was built in 1931, was recently certified LEED gold in September. The building is expected to save $4.4 million annually in energy costs.
3. The Frito Lay manufacturing facility in Killingly, Connecticut is the only manufacturing facility in the United States to be renovated to LEED gold standards.
4. The Phoenix Cos. Had its facilities at One America Row in Hartford, Connecticut renovated in January of 2010, achieving a LEED silver certification.
