Building owners and facility managers have a lot on their mind. Because of this, it is easy for some things to fall through the cracks, like regular maintenance of Rooftop Units (RTUs). The phrase “out of sight, out of mind” seems about right, as cliché as it may sound. With so many maintenance needs in plain sight, it is easy to forget about RTUs. However, failing to properly maintain RTUs, or even deferring maintenance, can cost you dearly in both the short-term and long-term.
Like any HVAC unit, rooftop units need to be regularly maintained, especially when you consider that these units are at the mercy of Mother Nature 24/7. That means rain, sleet, snow, high ambient temperatures, dirt, dust, pollen, insects, and so much more.
Servicing Rooftop Units (RTUs) Keeps Units Running in Peak Condition
Failing to maintain important equipment, like rooftop units, can cost building owners in terms of occupant comfort, operating costs and equipment lifespan. This is why it is so important to put a preventive maintenance plan in place.
- Have a Plan: These units are typically the easiest ones to service, but they garner the least amount of attention because they are out of sight. No more! Create a concrete plan for current and future RTU maintenance. Regular, preventive maintenance is the only way to minimize breakdowns, maximize efficiency, and keep RTUs in the best possible condition. Rooftop units should be maintained a minimum of four times a year.
- Follow Through: It is one thing to have a plan. It is another to follow through with that plan. This is where it can help to align yourself with a qualified commercial HVAC company, like Crockett Facilities Services, Inc. (CFSI).
As a commercial HVAC and mechanical contractor, CFSI service technicians are experts in performing preventive maintenance, repairs and retrofits for RTUs. With an annual RTU inspection checklist encompassing 22 checks, along with quarterly inspections with a 9 point checklist, Crockett Facilities Services gives RTUs the attention they need to run efficiently and effectively.
Simple Tips to Improve RTU Efficiency
- Perform operational check of unit; make adjustments on controls and other components as required.
- Regularly change filters. This will help increase airflow and efficiency, while also improving indoor air quality (IAQ). Airflow is the most common issue with rooftop units.
- Cleaning is also an important maintenance measure: coils, evaporator drain pan, blowers, fans, and filters, primarily. It is also important to change the belt every year. It never hurts to have a spare belt handy, as well.
- Ultraviolet (UV) lights can also be installed on RTUs to help keep the evaporator coil clean between maintenance visits.
- Clean electrical wiring and connections; tighten loose connections.
- During the operation of the unit, check refrigerant pressure. You should also check the compressor oil level.
