Unfortunately, we are still a ways away from spring. However, this is the ideal time for a tune-up for your air conditioning equipment so when spring is here you’ll be ready.

Prepare Now for Spring Temperatures with Spring HVAC Preventive Maintenance

According to many HVAC contractors, more than 50% of all air conditioner failures are the result of improper cleaning or worse, failure to clean. And, unless you want to get left in an un-air-conditioned building while you await costly repairs, spring HVAC preventive maintenance is the way to go.

“This winter, get your air-conditioning system checked,” advises Crockett Facilities Services’ (CFSI) president Mark Crockett. “You’ll be more prepared for weather fluctuations and temperatures swings.”

  1. Check the Condenser Unit: Look around the condensing coil for leaves or debris, straighten any bent coils, and clean with soapy water.
  2. Inspect Wiring: Check wires for damage; check for signs of mouse / rodent nest, burnt wires, and loose connections or shorts.
  3. Check Refrigerant Levels: If low, check the refrigerant system for leaks and repair before additional refrigerant is added.
  4. Check Drain Lines: Check for blockages from mold and mineral deposits; remove deposits and clean for proper drainage.
  5. Clean Blower Fan: Fan can become clogged with dust, dirt, hair, and other debris that builds up on the surface and restricts air flow.
  6. Evaporator Coils: Coils can become clogged due to infrequent air filter replacement. Clean with soapy water to remove restrictions.
  7. Replace Filters: Change the air filters and inspect the indoor coil/blower for dust and debris.

“Preventive maintenance on chillers and cooling towers is best when they are chilling themselves,” explains Crockett.
